Rates are subject to a 10% service charge and TGST 17% (applies based on the transaction’s time of supply on/after 1 July 2025). A Green Tax of USD 12 per person per night applies; children under 2 years are exempt.
Resort transfers are mandatory for all stays: a domestic flight to Kooddoo (about 55 minutes) followed by a speedboat (about 7 minutes). Indicative recent rates show USD 450 per adult round‑trip and USD 370 per child (1–11) round‑trip; additional surcharges may apply for older children/teens. Exact amounts are payable at the property and are subject to change; operating hours are generally 05:00–23:30.
Seasonal supplements may apply, including Christmas Eve (24 Dec) and New Year’s Eve (31 Dec) gala dinners. Cancellation, deposit, and payment terms vary by rate plan; please refer to your booking confirmation or contact the resort.
Cancellation
Cancellation/prepayment depend on the selected rate plan and travel dates. Flexible (refundable) rates typically allow free cancellation up to a few days before arrival, while non‑refundable rates are charged in full. Always review the exact rate conditions on your confirmation.
Children and extra beds
Children of all ages are welcome. Cots/infant beds are available free of charge on request; rollaway/extra beds are available for a surcharge, and both are subject to availability and villa type.

Special check-in instructions
Guests must transfer by domestic flight (about 55 minutes to Kooddoo) and speedboat (about 7 minutes). Please share flight details at least 72 hours before arrival to secure seats and baggage allowance (20 kg checked + 5 kg hand luggage per person; excess fees apply). Front desk staff will greet guests on arrival.
Transfer flights generally operate between 05:00 and 23:30; surcharges apply and full details are provided on the booking confirmation. A government‑issued photo ID and the payment card used for booking may be required at check‑in. Special requests are subject to availability and may incur charges.

Fees
Tourism Green Tax of USD 12.00 per person, per night is charged by the Maldives government; this tax does not apply to children under 2 years of age.
Festive gala dinners on 24 December (Christmas Eve) and 31 December (New Year’s Eve) are compulsory and charged separately: approximately USD 270 per adult and USD 135 per child (3–12 years) for Christmas Eve, and USD 360 per adult and USD 180 per child (3–12 years) for New Year’s Eve.
Domestic flight & speedboat transfers between Malé (Velana International Airport) and the resort are chargeable and collected at the property. Current guidance indicates around USD 450 per adult (roundtrip), USD 370 per child 1–11 years (roundtrip) and an additional compulsory transfer fee of about USD 405 per stay for guests aged 13–17 years. Amounts and age bands are subject to change without prior notice.
Taxes, service charges and other compulsory surcharges may apply on top of the above amounts. All mandatory charges are payable directly to the property at check-in or check-out and may be updated by the resort or authorities.
Optional extras
Airport transfers that are not included in the room rate are chargeable separately; typical guidance is around USD 450 per adult and USD 370 per child (up to 11 years) for roundtrip domestic flight plus speedboat, payable at the property.
Extra bedding such as rollaway/extra beds is available on request at an additional nightly fee (reference rates indicate around USD 154.40 per night; actual charges may vary by season and rate plan).
Childcare and babysitting services, selected activities, excursions, water sports, spa treatments and special dining experiences (for example, private dinners or themed events) are not usually included in the room price and are charged as used.

Extra-person charges (including children sharing existing bedding or using extra beds) can apply and vary according to the resort’s policy and the rate booked.
Identification and deposit: a government-issued photo ID together with a valid credit or debit card may be required at check-in to cover incidentals and any additional charges during your stay.
Special requests (for example, specific villa locations, bedding configuration or late check-out) are subject to availability at check-in and cannot be guaranteed; extra fees may apply for some requests.
Payment method: the property accepts major credit cards (such as Visa, Mastercard, American Express and JCB) and does not accept cash payments for settling the bill.
Safety features such as fire extinguishers, smoke detectors, a security system, first-aid kit and window guards are reported on site; however, facilities and operating procedures may evolve, so guests should always follow local safety guidance.
Outdoor spaces: many villas include decks, patios, terraces or other elevated or open outdoor areas that may not be suitable for unsupervised children. Guests with young children are advised to contact the resort in advance to request a configuration they are comfortable with.

Spa and wellness services (including massages and treatments) usually require advance reservations. Guests are encouraged to contact the resort before arrival or speak with the spa upon check-in to secure preferred times.
Connecting or adjoining villas may be available but are strictly subject to availability and must be requested directly with the resort in advance of arrival.
Pets and service animals are not permitted at this resort.
